Placencia has some of the best beaches in Belize and is set for rapid tourism and growth. Placencia is also know for its world class saltwater fly fishing both off shore in the flats and the lagoon that is directly across the street from the home. When going fishing your local guide can pick you up at the house on the beach side pier to go to the coral flats or in back on the lagoon dock to chase Snook or Tarpon in the mangrove lined creeks and lagoon. To date (and for 2014) all owners in Tipsy Gecko have at least been able to pick the first two weeks of their usage without any conflicts, etc with other owners. I would expect that to continue in the future as current owner usage is limited and spread out through the entire year. What we do not want is a timeshare sort of system with high management fees and expenses. Home has full time care taker that lives on site that performes all maintenance on property, and is full time concerige when owners or guest are at home.
There are NO MANAGEMENT FEES and expenses are simply what it cost to provide basic utilities, hurricane and casualty insurance and to maintain the property, and vehicle to a high level that all owners would expect and demand.
Current Tipsy Gecko booked rental income well exceeds all expenses to operate the home and maintain at a first class level, thus making for a positive cash flow investment that owners can use for free. Groovy Gecko is being set up to do exactly the same thing, taking what is working very well now and making small changes to Groovy Gecko like 5th bedroom, lower operating costs and unique high end finish out and design.
The entire 25 mile road from the Placencia Village to the Western Highway was 100% completed in July 2010 the paving of the road will forever change the entire peninsula and certainly fuel a continued appreciation in property values and tourism in Placencia.
